Helpful hints for a stress free residence

Balconies & terraces
o Potted plants are encouraged to soften & enhance the amenity of the complex, but to ensure the safety of residents below, please ensure pots on balcony ledges are secure enough to withstand all weather conditions, if not please do not place any pots on the brick walls.
o Washing should not be hung on balconies, as there is a by-law prohibiting this. We are trying to ensure Chelsea Court remains attractive and appealing.
o Balconies should not be used to store household items. Council has a free pick up service for unwanted goods, simply call 1300 651 301 to arrange a day.

o Electric barbeques are provided for all resident’s enjoyment at no charge. Please be considerate of others & clean down the hotplates after use.

Common Areas:
o The common areas are maintained by Nelson the building caretaker

Moving items in Common areas
o The Strata Manager or Building Manager must be informed when tenants are moving in or out of Chelsea Court. Any damage to common property as a result of moving items in common areas must be repaired at the cost of the lot owner concerned.

Garage Storage
o Storage of items within car parking spaces is only allowed within approved storage structures.

Garbage Rooms : Cleaning
o Be considerate and keep the garbage room clean and tidy.


Council collection regulations
o Garbage & recycling is collected on Monday mornings.
o Remember do not place soiled pizza boxes in the paper recycling bins as food wastes will lead to contamination of the recycled product.

o A free key to the Albion Street garbage room can be obtained from the Buiding Manager.

o The main garbage room (for Albion & Riley Street residents) is located just outside the car park entrance on Albion Street.
o For Fitzroy Street residents the garbage bins are located just inside the car park doors.

o There are colour coded recycling bins at each garbage location. For the sake of Sydney’s environment & the planet, please use them.

Parking: Residents
o Each Chelsea Court apartment has at least one car space that provides a secure undercover environment for resident’s vehicles. If your tenancy does not include a space, or you require an additional one, car spaces can usually be rented from other residents. Simply put a request in the letterboxes.

o Adequate parking for visitors is provided on level 2 of the Albion Street carpark. This is for short term parking only.
o Visitor parking is at the car owner’s risk.

On Street
o Sydney City Council will not issue on street parking permits to residents of Chelsea Court due to adequate parking facilities within the complex. Parking police are active 24/7 so the Executive Committee recommends renting additional car spaces from other residents.
o Car park storage can only be in approved containers

o You need permission from the Owner’s Corporation to keep pets.
o For health reasons please be considerate of other residents if your pet has access to common property.
o At no time should dogs be allowed to swim in the pool or be allowed within the fenced pool area.


o Laundry cannot be dried on balconies in view of the street or other residents.

o Pool use is between the hours of 7.00am and 10.00pm.
o The courtyard pool is heated to 25 degrees Celsius between the 1st Oct & the 30 Apr each year.

Conditions of use
o Nude bathing is not permitted.
o For comfort stops, there is a unisex toilet located to the right of the Fitzroy Street staircase in the grass area.

Glassware & bottles
o No glassware is permitted poolside due to safety reasons and we don’t wish to drain the pool to remove broken glass either. So please don’t take bottles or glassware inside the fenced pool area.
o Please do take fancy acrylic or plain old plastic

o Abandoned trolleys can be reported to the Trolley Tracker Hotline on 1800 641 497 or visit

Public transport
o Bus :
-to Crown Street: 301-303 from Circular Quay
-to Oxford Street: 311 & 378 from Central, or 380 from Circular Quay
-to Albion Street: 374 & 376 from Circular Quay via Central; 339 from Millers Point via Central
-to Cleveland Street: 373, 393 & 395 from Central
o Train :
Central Train Station is just 5 minutes down Albion or Foveaux Streets
o Light rail : from Central
o Taxis : usually everywhere (except in the rain when you need them most!) If peak time try the taxi fuel station on Foveaux Street.

Executive Committee
o Owners Corporation meetings are held in the Committee Room located next to the Riley Street lifts on Parking Level 1.
o Executive meetings dates are posted on the official notice board, near the fountain on the wall of the North Riley tower, typically once every two months.
o Annual general meetings are held in October.
o Agendas for the executive meetings are placed on the notice board 72 hours before the meeting. The notice board is on the left hand side courtyard wall just inside the main entrance on Riley Street, two auxilary notice boards are also in the car park (but these are not for official notification, only reference).
